Orange Park Mall's new owner and the developer redeveloping its former Sears property will present their plans Wednesday, Oct. 14, at a Clay County Chamber of Commerce luncheon in Fleming Island.

Orange Park Mall General Manager Randy Bowman and Cory Presnick, principal of CORTA Development, are scheduled to present "Orange Park Mall: A New Chapter of Growth & Redevelopment" at the Bridge to Bridge event.

The luncheon runs from 11:30 a.m. to 1 p.m. at Baptist Medical Center Clay, 1771 Baptist Clay Drive.

The presentation will cover two separate projects: an ongoing refresh of Orange Park Mall under owner Second Horizon Capital and CORTA Development's redevelopment of the separately owned former Sears property.

Former Sears property becomes Orange Park Place

Corta Orange Park FTU LLC purchased the roughly 17-acre former Sears property in spring 2026 from an affiliate of Sears parent company Transformco.

The purchase price was not disclosed, but a recorded mortgage showed the buyer obtained a $41.3 million loan, according to the Jacksonville Daily Record.

CORTA plans to redevelop the property as Orange Park Place, a commercial project with multiple anchor tenants and additional retail space along Blanding Boulevard.

Sprouts Farmers Market was the first signed tenant. Presnick told the Jacksonville Daily Record in July that the grocer would serve as the development's "primary anchor tenant" in a 23,137-square-foot space.

"I can confirm we have an executed lease with Sprouts, but I don't want to say too much more at this time," Presnick said.

Parker's Kitchen, a convenience store and gas station chain, has also pursued plans for an outparcel at 83 Blanding Blvd. The project entered Clay County's permitting process in June.

Sears demolition clears way for construction

The Sears store closed in 2020 and remained vacant until redevelopment plans emerged.

Clay County issued a demolition permit for the former department store and auto center June 16.

Presnick told the Jacksonville Daily Record in July that demolition was complicated because part of the Sears structure shares a wall with the mall. Crews needed to brace the wall from inside the former Sears space before demolition could proceed.

At the time, Presnick said the goal was to complete demolition by Sept. 30 and begin site work and construction in October or November.

Whether demolition met that Sept. 30 target has not been confirmed in publicly available records.

Presnick has said the goal is for Orange Park Place to be completed and operating by October 2027.

New owner refreshes Orange Park Mall

The Sears redevelopment is taking place alongside changes at Orange Park Mall itself.

Boca Raton-based Second Horizon Capital purchased the 950,000-square-foot mall at 1910 Wells Road for $60.5 million in August 2025, according to Clay County Clerk of Court records reported by the Jacksonville Daily Record. Washington Prime Group was the seller.

Second Horizon has since invested in the shopping center's interior and operations. Recent improvements include new interior paint, LED lighting and upgrades to the food court.

The mall, which opened in 1975, has more than 120 national and local retailers, a 24-screen AMC theater and more than 20 restaurants.

Developers to discuss what's next Oct. 14

Bowman and Presnick are expected to discuss how the mall improvements and redevelopment of the former Sears property fit into broader plans for the shopping area.

The Clay County Chamber's Bridge to Bridge luncheon begins at 11:30 a.m. Wednesday, Oct. 14, at Baptist Medical Center Clay in Fleming Island.
